What are Cooperative Assignments?

Generally, a cooperative assignment is a term used when working with homeowners to find tenant/buyers for a lease option (“Cooperative”). You would structure the deal as a sandwich lease option and assign your agreements and contract stipulations to a tenant/buyer (“assignment”).
Your “fee” (hate using that word if you’re not an agent…profit is more like it) is generally the option consideration put down by the tenant/buyer.
These deals can be structured with slightly less motivated sellers who aren’t willing to go with the typical sandwich lease option deal. With no out-of-pocket expense to the seller, a higher net sales price, and the ability to help with lower equity deals, this is truly an excellent way make money!
Cooperative Assignments and “wholesaling lease options” are used interchangeably.
